Luxury Outlook 2025

Sotheby's International Realty has published its annual Luxury Outlook 2025 report, providing an in-depth analysis of the dynamics that are redefining the global luxury real estate market. The report highlights strategic developments, changing buyer expectations and the impact of economic trends on high-end property investment.

A market driven by stability and investor confidence
After a year marked by major elections around the world, renewed political clarity has helped to stabilise the financial markets. This has boosted buyer confidence, particularly among the ultra-rich (UHNWIs), whose property investment decisions are closely linked to stock market performance.

In addition, the intergenerational transmission of wealth, estimated at 84,000 billion dollars by 2045, is reshaping the luxury property market. Millennials and Generation X, the main beneficiaries of this redistribution, are favouring residences that incorporate sustainability and well-being criteria. These new expectations are driving the development of properties designed to meet contemporary lifestyles.

The rise of branded residences and digital transformation
Branded residences are booming, as illustrated by prestigious collaborations such as the Dolce & Gabbana developments in Miami. These projects reflect the changing expectations of buyers, who are looking for residences that offer exclusive services and a strong architectural identity. At the same time, destinations such as the Côte d'Azur, Dubai and London continue to attract an international clientele, with record sales confirming the appeal of these markets.

Technological innovation is also playing a major role in the transformation of the sector. The digitalisation of the buying process, thanks to virtual visits, recommendations based on artificial intelligence and transactions via blockchain, is making the prestige property market more transparent and accessible. In addition, social networks are shaping new marketing strategies, showcasing exceptional properties through inspiring stagings.

Increasing the value of exceptional properties
While supply is stabilising, demand is focusing on properties with unique architecture or a distinctive historical heritage. This quest for authenticity and exclusivity reflects a shift in buying motivations: buyers are no longer looking just for an investment, but for a property that embodies their values and their vision of luxury.

With the market constantly evolving, Sotheby's International Realty continues to provide unparalleled expertise and strategic insights to guide investors in their decisions. To find out more about trends in the luxury real estate market in 2025, read the full report here.
